The house is in Sivota, a coastal village in the region of Thesprotia, on one of the most beautiful coastlines of mainland Greece.
Surrounded by natural beauty and lush vegetation, the house is positioned at the edge of the grounds of the exclusive Agios Nikolaos Hotel, where soft white sand gently shelves into crystal clear waters.
Discover one of the many beautiful beaches along the 20km shore, from Sivota to the pretty town of Parga, or explore the surrounding areas and the wonders of Meteora, the mythical river of Acheron or enjoy a trip across the water – regular boats cross to Paxos and Corfu from Parga, whilst Igoumenitsa to the north offers frequent car ferries to Corfu and Italy.
The historical city of Ioannina, gateway to the magnificent Pindos and Zagori ranges is within easy reach. The Pargos mountains which seem to cut off this coast from the rest of the mainland are also well worth exploring. To the north of Igoumenitsa is the village of Sagaida which has a nice beach and good fish tavernas.
Virtually unvisited, the scattered agricultural communities in their green valleys give a fascinating glimpse into a way of life that has seen little change over the years. This is a wonderful base for exploring this facinating area.

The spacious open plan living and dining area is fronted with large glass doors that open on to a wooden decked terrace with a large shaded area, where there are plenty of sunbeds and soft chairs around the pool, great for relaxing at any time of the day.
A pathway leads down from the hotel through bougainvillea and jasmine to a secluded sandy bay and the clear waters of the inner Ionian Sea, where there is a beach bar for light snacks or cocktails. Explore the many secluded beaches with a small boat from the jetty and swim the ‘blue lagoon’ famous for its crystal clear waters, a snorkeling paradise. Or make the short voyage across to the unspoiled islands opposite, the first one is only 80m away so it’s possible to swim across.
Enjoy the privacy of your villa, or make the short walk to use any of the hotel facilities, bars and restaurants, if you so choose. You are also within walking distance of Sivota, a true Greek village where there is a choice of good Greek tavernas and quiet bars.
